2022 marks my twentieth year as an attorney. From the beginning of my law practice, real estate has made its way into my work. First as a Special Projects Manager for a commercial real estate company. Then as a closing attorney. Next as a title company owner. Then finally as a real estate litigator. I’ve spent my working life as a voice and advocate for my clients.
Over the last two decades, I have had the privilege of building relationships and fighting for the needs and causes of individuals. The specific circumstances of cases may have changed from client to client, but one over-arching principle remains the same. All people deserve to be treated with respect and dignity and know they have a loyal ally on their side.
It is this passion for relationships and fighting for the needs of others that has given me the experience that I needed to become the Realtor® that you need. Therefore, I,
Natacha Gutierrez, am the Attorney at Law and a Realtor you can trust.
What makes a skillful attorney?
Success as an attorney depends upon the development of many key skills. An attorney must first know how to investigate and gather information by asking the right questions and seeking helpful resources. The attorney also must be able to conduct extensive research through data reports, records, and interviews, discerning vital Information and leads. That information must be interpreted and applied to specific and current cases. An attorney must also have an assertive, proactive demeanor, making the first move to promote the interests of clients. They must do so with a committed passion for the cause. Negotiation skills are also important to the success of an attorney. Above all, an attorney must be a skillful communicator, one who excels in both listening and speaking clearly to win the case.
Many of the clients I served as an attorney have been through terrible ordeals and were uncertain, confused, and scared of what the future would hold. In order to gain their trust and earn their respect, I took as much time as was needed to hear their stories and understand their needs. With care and compassion toward my clients’ plights, I committed to fighting fiercely and skillfully to do whatever it took to help them find their way back to full and healthy lives.
Transferable skills
A Realtor® and an attorney share many traits in common. We speak and advocate on behalf of our clients, who depend on our specialized training and expertise to navigate the complicated waters of legal terms and procedures. My work as a litigator and probate attorney has prepared me well for all of the possibilities that can occur in real estate transactions. I can anticipate many of the problems that could possibly arise. This will save precious time and money. Whether you’re looking at homes for sale in Cherry Creek or Castle Rock real estate, I will guide you through the complicated process of negotiating, discerning legal documents, and more.
Research and interpretation
As a Realtor®, I am constantly researching market reports, comparable homes, and the city’s
long-range development plans in order to stay abreast of trends in the
Castle Rock community and in our nation as a whole. The advice and insights I provide to my clients are data-driven and thorough, helping them be informed about the best times to buy and sell, the best listing prices, and the savviest marketing strategies to employ.
I also know how to research public records related to deeds and title. Though I will not be giving title opinions as a Realtor®, it is important that I can research and understand any issues that might arise in the transaction.
Building rapport
Building relationships with homeowners in real estate is just as important as it was in representing my legal clients. I will look out for your best interests, from our first meeting until we step away from the closing table. For every step of the journey in between, I am available and ready to listen to your questions and concerns. I’m always ready to provide detailed updates on our progress toward your home sale goal to ease your concerns and make the entire process as stress-free as possible.
Assertiveness
Getting results depends upon a proactive marketing strategy, effective communication, and efficient, professional follow-through. Assertiveness has served me well in the courtroom, and it will help your house sell quickly and for top dollar offers.
From the onset of our partnership, I will offer you an honest evaluation of your home and practical tips to
ready your home for the market. Together, we will scrutinize your property and select its best attributes to showcase in your listing photographs and home description. Together, we will find the professionals you need to get repairs and updates done right and in a timely fashion. To assist with this process, I have a database of vendors that I can recommend. I will help you develop a timeline for getting your house on the market and provide guidance and support as you work toward that date.
Statistics show that nearly
90% of home seekers use an online search to look at properties. With careful staging, eye-catching graphics and show-stopping visual media, your Castle Rock real estate will stand out on the market — head and shoulders above the competition. I will pour energy and resources into reaching potential buyers and their agents with a customized plan. I will approach any challenges head-on with a tried-and-true marketing strategy that gets buyers interested and those offers flooding in.
Advocacy and support
Of course, selling a home is a paperwork-intensive process. The documentation alone can be overwhelming in the midst of preparing a house to sell, making relocation plans, and tying up all of the other loose ends. We must write up disclosure statements, provide mortgage and finance documents, create sales contracts, and offer inspection reports. As offers to purchase your house begin to come in, and later as we prepare for closing, I will scrutinize every detail of the documents and make sure your interests are protected. I will always be there to make sure that you understand what you are signing and agreeing to.
Time to act
Are you ready to list your Castle Rock real estate for sale? Or are you looking for homes in the area? Wouldn’t you like the peace of mind that comes from having an agent who possesses the legal skill and relational expertise to bring you quickly to the closing table? I would love the opportunity to serve as your voice and your advocate.
Let’s talk. I believe you’ll agree that 20 years of experience as an attorney really does make me a better Realtor.
