It requires extensive knowledge of market trends, premier negotiation skills, world classmarketing. Many people use Zillow as a bellwether of value, but those estimates are often very inaccurate.

Preparing and listing your home on the market

Preparing your home involves more than taking a few photographs and uploading them to the internet. I will help you to make sure your house is showroom ready and help to enhance your property’s curb appeal.  Whether you need new landscaping or a fresh coat of paint to the interior and exterior, I can help with resources. 
 
Before placing your home on the market, we’ll also discuss a competitive listing price. This will depend on several factors, including comps in your neighborhood, your home’s unique features, current market trends, and more. Your luxury property is a prized possession, so we will work toward a price you are comfortable with without over-pricing.
 

Accepting an offer

Accepting an offer is exciting, but it can also be overwhelming—especially if you have multiple offers on the table. As we go over each contract, we’ll take a thorough look at buyer terms, stipulations, and requests. While a high-priced offer may be enticing, it’s best to look at an offer from every angle to determine the one that best suits your needs. I will be your outspoken advocate to make sure you receive the best terms.  
 
Here are a few pieces of information we’ll be looking for when viewing an offer:
 
  • If there are any contingencies
  • How the buyer is paying for your home (Cash, 1031 exchange, VA, Conventional, or owner financed).  
  • If financing, what type of loan the buyer has acquired 
  • The closing timeline
  • Repair requests
  • Any special circumstances such as a seller leaseback
 

Under contract

Once the negotiations are done and you have accepted an offer, the terms stated in your contract must be completed. Contingencies, if any, will need to be met, and they include any repairs or other conditions for sale. Expect the buyer to hire an inspector to determine the condition of the home. Should there be any issues, we will be prepared to manage them and continue negotiations, if need be. The buyer will also hire an appraiser to determine market value at the time of the sale. Finally, a closing date will be scheduled.   
 

Closing 

Prior to closing, your buyer will conduct a final walkthrough of your property to ensure everything is as agreed in the purchase contract.
 
On closing day, you will sign paperwork and, with the help of a title company, transfer the deed to your home to its new owner. At this time, any outstanding monetary transactions stated in the contract must be met by the buyer. At the end of closing, you will hand over all keys to the buyer. Congratulations! You have now sold your home!
